Not Getting Bookings

Hello, Can anyone give me some insight on why my listing seems priced low but not booking. I also have a hottub at the location but am considering selling it because im not sure it helps bookings and is expensive on power.

My comments:

It is available for a reservation of minimal 30 nights

(so no "short term stays" which limits bookings)

It says 4 guests. 3 bedrooms, 2 beds

Add the 3rd bed (located in bedroom 3)

You charge extra for each guest after the first guest.

Maybe set the base price for 2 guests.

(also it seems to me 5 guests can stay ?)

Houserules :

In additional houserules it says

You can request cleaning during your stay for $35 per hour.

Under additional requests it says:

A general cleaning once a week is included in the stay which includes etc...

This is confusing and under the wrong section (should be reversed)

No check-out time

Kitchen photo does not mention cooking facilites, other equipment etc..

Add another photo showing cooking facilites

Amenities says: no essentials ?

(I see them on the pictures)

@Emiel1 I think I fixed everything but it's hard to tell!

Can you take another look if you have a second and see if there's anything else. 

I've been fully booked since January as a monthly rental and in my city I need an expensive permit to have less than a month and I have a different air bnb that I manage for someone else that's just too busy and unmanageable so this one's staying monthly.
