Not getting bookings In high demand location

I've just started hosting following on from a previous host. We are at Wategos Beach And I am a little concerned that we won't get bookings and therefor it won't be profitable. 

We can host up to 12 guests and there are 3 king suites, 1 queen room and another room with 3 beds. 

Any suggestions?

You can check the amount of views on the statistic pages (menu "insights", see help files for details).

 

My comments:

I noticed you charge an extra guest fee already from the first guest onwards.

Maybe consider to set a base price for a specific amount of guests and charge extra guest fee from extra guests above

 

You mention additional charge for late check-in.

But you latest check-in time is not set in the check-in time section

 

"Quiet hours" start at 9 pm, which is IMO very early...

 

Add the "no-smoking" setting (although it is mentioned in additional houserules)

I agree with Emiel’s feedback.

 

Additionally, you may want to partner with a local Superhost temporarily while you’re just starting out. They can help you get familiarized with the platform, how to maximize bookings, and learn the ins and outs. I did this when just starting out and it helped me tremendously. Having a Superhost partner can also attract more bookings and offer reassurance to guests while you’re still getting established as a host and listing.

 

Offering an initial discount (there is a setting option for this in the listing space) on your first few bookings works well to attract early bookings when you’re just starting out, and can help you get guests in and hopefully get those 5 star ratings that help encourage others to book.

@Hannah1621 Your pictures are fantastic....very attention grabbing.  Great job on them.

 

I do think that 10am is a bit early for a checkout.....and your list of rules reads really long  I wonder if you can throw the rules section into some AI program and let it tighten up the verbiage a bit.

 

Is there some particular reason you think you wont get any bookings? Is there some data leading you to this thought? The place is beautiful, and the area is very desirable.

 

 

@Hannah1621 Your listing looks very attractive and the photos are quite eye-catching. I would like to share my observations below:

 

  1. The house rules seem a bit strict, which may make potential guests feel concerned about making a mistake. This could discourage them from booking.
  2. Your check-out time is earlier than usual; generally, 11:00 AM is considered standard.

 

 

How you can increase demand:

 

  1. Review your house rules from a guest’s perspective and consider making them more flexible and guest-friendly.
  2. Reviews are one of the most important factors for guests. You may consider slightly adjusting your prices to be more competitive or offering occasional discounts to increase visibility and attract more bookings, which will help you gain reviews.
  3. After guests check out, sending a polite reminder message encouraging them to leave a review can be very effective.

 

 

If you take these points into consideration, I am confident you will receive more bookings.

Hey @Hannah1621 , i am naveed Khalid from Pakistan. Recently make a list for rooms. But can't get a order. 

Looks gorgeous! I’m wondering if the large size is getting less bookings because couples or smaller families are doing more travel. Just a thought. Best of luck!

@Hannah1621 .You have several local listings already so how are they faring? I agree with @Lynne592 it maybe the price point is too high for many groups or people just arent travelling as much at the moment (fuel, off season, cost cutting). 

 

When you took over how many forward bookings were there already?

 

You may need to run a few promotions to get some interest as you wont be getting the new listing SEO boost. Also a later check out on a Sunday in off season is almost a requirement here.
