No, don't try to change my mind, you can't. It really is terrible. What were they thinking?

I am not receiving any inquiries or bookings from my listing, and I am not sure what the issue is. Can you please take a look at my listings and let me have your opinion.

Hello Cavel -
What a beautiful home you have in Jamaica! Wow!
Not really sure why you haven't had any recent bookings. I think in general there is a bit of a lull in bookings.
I have a few suggestions for your listing, which might increase traffic:
Title:
Maybe think about changing your tile a bit, maybe "Private Ocean Front Villa - with Chef and full Staff". Or something that really catches your eye...
Listing details:
Detail from the top that the Villa includes a Chef, and full staff.. (if that is the case). That is big selling point of your Villa!
The other details are great, and you have done a wonderful job!
I suggest at the end, give a list of nearby activities: Horseback riding, and other adventures.
Photos:
You have great pictures! There is a way, and I am not sure how to do it, to better organize them. I would separate them by bedrooms, living room, pool, beach, staff, and others. Maybe contact Airbnb, they can explain how to do this. I have seen others on Airbnb do this.
Also if your support staff has been part of house for a while, tell us bit about each of them. Tell us in your listing about the wonderful meals they make or services they offer during your stay!
Again, I think you have a wonderful listing and things will pick up soon!
Best,
John

Hi Calvel -
It was my pleasure to help out. I checked out your listing, it looks good.
Only note: your title got cut off.. It reads:
"Luxurious Waterfront Villa: Exclusive Retreat with"
Maybe try:
"Private Luxurious Waterfront Villa: Fully Staffed"
Wishing you all the best with your beautiful villa!
John
Thank you so much, I amended the headline: Private Luxurious Waterfront Villa: Fully Staffed, Butler, Chef. I appreciate your help. Thank you again
Hi @Cavel0 I took a look at your awesome private luxurious waterfront villa. To improve your chances, make sure your pricing is competitive, use high-quality photos and a detailed description, and consider promoting your listing on social media or other travel websites. Give these tips a try and see if they help! Let me know if you have any more questions. 🙂
Hi @Cavel0!
I agree with @John7474 about your title and it really helps showcase you have a fully staffed villa.
I also think you should take advantage of organizing the pictures and do they have captions?
You may want to consider decreasing the number of photos in your listing as 158 seems a bit much. I got tired scrolling after 70 but I did flip through them all and think you could choose the best ones and don’t need to have multiple pics of food, or try to eliminate some duplicates even if from a different angle.
Is there an option to rent your villa without the staff? You could consider another airbnb listing for the villa without the staff and a set price. This just gives potential exposure for people who may want a family getaway without staff and a potential savings. Would they be allowed to use the kitchen if no staff was present? I am just trying to think of other ways to book your place that may not have been considered.
I couldn’t see what you charge for cleaning fees as the platform wouldn’t let me see that (I tried to go through the booking process to see the fees but it just didn’t load).
Hi @Cavel0,
Your property is beautiful and I understand your issues with booking traffic. I had a similar experience too. I realise I wasn't competitive in my pricing which I use the calendar to see what's happening near me during each week and adjust my pricing.
You may also try to listen individually rooms based on how your unit is set up and compete better with other smaller listings close by. As many of the other host suggest offer some without the staff if it's possible.
Also I would try to reduce the pictures to about 50 max, listings seperate rooms would assist with this as you won't need to post everything under one listing. Also the app now as a AI feature that can choose the best photos.
I also run promotional dates on .y listings as well as paid social media ads to help drive traffic to my listings.
A name change is also important, try some catchy and easy on the eyes.
All the best and f]eel free to reach out to me as I'd love to hear the success stories and I'll definitely be booking when I need somewhere in the area to stay.
Cheers Raheem.
Hi @Cavel0
I think you're listing is amazing. My suggestion would be to remove so many pictures as well as try to tone down the colors of the walls so it can be cohesive. Also, make sure you're looking st your areas market in terms of pricing. hope your business thrive for 2024! Of you need anymore advice we can certainly discuss privately.
