Ocean Isle Beach listing — fewer bookings this season, looking for feedback

Hi everyone — I’m hoping to get some insight from fellow coastal hosts.

 

My husband and I operate a home in Ocean Isle Beach, NC, and we’ve noticed bookings this season are much slower compared to the same timeframe last year. Historically, we were already seeing consistent summer reservations by now.

 

I’m trying to figure out whether this is:

• a broader market shift

• pricing positioning

• listing visibility/algorithm changes

• or something I may need to adjust on my end

 

Would anyone be willing to take a quick look at my listing and share honest feedback on pricing, photos, title, or anything that might help attract more bookings?

 

I truly appreciate any experienced host perspective — especially from beach or coastal markets.

First of all , i have to say that your property Is very beautiful and i clearly see which kind of guests you wish to attract: families.

Starting from then i Will try to use the promotions of Airbnb, instead of changing manually the pricing or discount in the lenght of stay, try to put 3/4  promotions ( every one of 3 days) of 20% discount and see how the algorytm change on boosting your visibility.

I will add more photos representing which kind of experiences families will live if they choice your Airbnb respect of others.

Photos of kids playing in the game room or garden.

Grannies watching TV in the living room , evocates immagination of potential guests: also with a detail description of your property with emotional and families experience moments.

Another good thing it s the using of early Bird discounts or last minutes Airbnb discounts to move the algoritm.

This Is my personal opinion, then of course i don t know your area but i come from the italian Ligurian coast so i love your listings.
