I'm looking at putting my Henley Beach, South Australia property on Airbnb. It's a brand new 4br 3.5bath home and at the end of my first year of ownership

 

I plan to have it fully furnished with premium furniture, appliances and decorating. 

 

Analytics sites such as Airdna and it's competitors estimate it as from as low as $90k p.a. and as high as $140k p.a.

 

Can anyone speculate about the validity of such estimates?

have you looked at prices for comparable properties on STR websites for example for charge out rates ? 

You could also ask on your local Airbnb host group (on Facebook)

@Alexander2158 have you got permission from your lender for using the property as an Airbnb? Also have you looked into how expensive the insurance will be. Finally there are new Aussie laws being discussed on Airbnb licensing.......
