Hi, I'm new to hosting. We decided recently to rent out our family's home in Celestun Mexico. We have done a lot of work to the place (new A/C in the third bedroom, replaced outlets, fixed lights and fans that were out, etc.).
The listing has been up for a month or so now. We have had a few inquiries but no bookings. Right now is a high traffic time for locals (Merida, Mexico City) to come to the beach for weekends. Why are we not getting any bookings? Any constructive criticism would be greatly appreciated. What can I do to improve the listing or the property?
Congratulations'! Beautiful property.
Small fixes you do include Essentials and Hot Water
You check kitchen and then appliances included in kitchen it varies
Just sort of guessing, your target primary market, is a family probably long weekend type of stay,
Your near a beach good, my mindset if that is my group Then price is attractive but stupid things like beach towels and dog bowls less packing for me.Use your listing and the Guidebooks you can create, how much to eat and do in your neighborhood,
Use the Airbnb New Listing Discount it really gives you a boost.
Thank you Alex, we just listed it on Airbnb and VRBO June 1st
Hey @Ian54853!
Hi @Ian54853
Your place is amazing! I'm sure you are just having some teething issues.
I'm another new host and we had no bookings for a while too. What changed things for us? We had to bring our price down. We had to spend a lot of time researching and drilling down into other listings in our area to really understand where our pricing should sit, especially to begin with, to gain traction. I have friends who also host, and their encouragement and support has been fantastic, or it would have been very easy to become discouraged.
Find out what the guests are booking, and why, and adjust your own listing accordingly. I think it's about shifting from a "list it and they will come" mentality to a "how can I learn from others about what works" mentality.
All the very best with it.
