(Please Help) New Host, Same Property — Listing Removed Due to Previous Listing Issues

Hi everyone,

 

I wanted to share my recent experience and hopefully get some advice or insight from other hosts who may have faced something similar.

I recently took over direct management of my own villa property after officially ending a partnership with a third-party property management company that was previously managing the listing on Airbnb.

 

After the management transition, I created a new listing under my personal Airbnb host account. However, Airbnb later removed the listing and informed me that the property was considered the same as a previous listing that did not comply with Airbnb’s hosting ground rules.

 

What has been difficult for me is that I was not the previous host or operator of the old listing, even though it is the same property. I provided Airbnb with:
- official end-of-partnership documentation
- proof the old listing was already unlisted
- evidence that I am now personally managing the property directly

 

I also already started hosting successfully under the new management with positive guest experiences and reviews.

 

I completely understand Airbnb’s need to enforce standards and policies, and I respect that. But I’m struggling to understand whether there is any path forward for property owners who take over operations after changing management, especially when the current host is different from the previous one involved in the original issue.

 

Has anyone here experienced something similar after a management transition or ownership/hosting change? Were you able to resolve it, continue using the old listing, or find another solution?

I already messages Support Team but seems like they cannot help. This is soo frustrating.

I would genuinely appreciate any advice or insight from the community.

Thank you @Emiel1 for taking your time to reply my post. Yes i've searched the similar case, and just found out some issues seems to be resolved and some are not. I've reached out to Airbnb Support as well and asked them to escalate my case to their Trust & Safety Team for further review. Looks like that's the best i can do for now and just wait for their response.

As Emiel says this situation comes up quite a bit but the most frustrating part is that it needn't be the case necessarily.

The fault lies with this management company who listed themselves as the main owner and not you.  The listing should have been created via your host account and they should have been added as the co-host and not the other way round.  


If hosts choose to terminate their contract with the management company, the listing remains the hosts because it was set up correctly in the first place and they get to keep the reviews and maintain total control over their property.  

 

I don't know if it's because the listing company didn't know how to set up an Airbnb listing properly or if it was intentional but the bad news is that you, as the host, are going to find it very difficult, though not impossible, to persuade someone at Airbnb of their wrong doing

Best of luck William and perseverance can work but it does take time and energy to get Airbnb to reverse their decision - ask to speak to a supervisor and gather as much information as you can to prove your good faith🤞🏼

Sadly this is an issue caused by management companies who set your listing up under their profile rather than yours . 

When you engaged this company what were their reviews like for other properties the managed ? 

Did you only terminate your relationship with them after your listing was suspended for not adhering to Airbnb's hosting standards ? 

unfortunately Airbnb will see you setting up a new listing as an attempt to circumvent their policy of closing down poorly performing listings . 

I would suggest you focus on other STR platforms and direct bookings .
