@Kimberly373 Just general feedback 🙂 maybe there's something I missed or something that guests have recommended to other hosts that can improve my listing.
So far, great feedback. Some suggestions like a mirror behind the door in each bedroom, a hammock and toaster oven.
Hi Kevin, your place looks amazing, the photos are great. A couple of things...
I would remove, or reword the sentence about your girlfriend. It comes across, that perhaps her being there makes it noisy 😉
Milo, who looks gorgeous, although you say he's a friendly dog, by saying you'll crate him suggests that's no true.
Besides I wouldn't stay anywhere, where a dog needed to be crated for my benefit. You have photos of him, remove the breed, and refer to him as your loving pet dog, and if guests aren't as in love with your four legged furry friend you can keep him out their way... without mentioning crating. I saw his photos and went cute dog, when I read Staffordshire bull, and crate my alarm bells rang.
Maybe say, like many places, guests may hear others in the house, but we will respect each other... I wouldn't want to do a business call from a potentially noisy house, which is what I assume from you write up!

Your houses look great @Kevin3113. Be mindful of the pet situation. Some people are allergic to them so you have to clean out thoroughly to remove all hairs.
Your home is lovely. Here are my suggestions from a middle aged Brit. The title is very vague. Say bedroon, not BDR. Seven miles from "downtown" is too far. And what does downtown mean? Europeans don't use this term. Say the neighbourhood in the title. Franklin Park looks nice. What public transport is there in to town?
Put the rail under the TV for symmetry. Delete clothes storage, iron, hanger etc. Put less in the list so guests feel they get more for their money so give high reviews.
I love dogs and they are welcome in my home. For Brits though, Pit Bulls or "types" are illegal as they are considered dangerous dogs. Can the dog be kept out of the way of guests?

First, I would like to say that I read and loved every single one of your reviews! You are doing such an amazing job, and the fact that you are looking to improve upon that is the absolute definition of hospitality!
I agree with each of the suggestions provided by the other hosts - in particular, taking a photo of the living room with the black drapes open.
My son is a real estate photographer specializing in vacation rentals In Acadia National Park, where there isn’t a bad view on the island.
He spends hours photographing each room with windows open, then editing out the glare to show exactly what the view would look like if you were standing in the middle of the room. I think this would greatly enhance the living room in your STR.
The only other suggestion I have is to put a nightstand on each side of the beds. I noticed there is already one and, if a couple stays, there would be another stand with a lamp for reading, space to charge cell phones and if needed, hold medication.
Our bedrooms have lamps with standard plugs and USB ports to charge cell phones, which our guests love. It also keeps their chargers visible, so they are always packed on checkout day (and we never have to mail any back).

I am impressed with its overall charm and cleanliness. The bedrooms and living room area have a very welcoming and happy feel, making it a great space to relax. The kitchen is clean and beautiful, and the bathrooms are well-maintained and look great.
One minor suggestion I have is to consider moving the clothing hanger in front of the window.
The bathroom spaces give a clean feel, and as you have pointed out that it is share spaces, I don't see it as a problem. The guests who prefer on-suite bathrooms will simply not book
Looking at the pictures, I presume your establishment is pet friendly?
