Hello all,
I listed in 2023 and had major renovations in 2024 without listing. I'm ready to start again but realize I never charged for additional guests. I have a 3 bedroom, 4 beds, and 2 full baths, with parking for 3 cars and a fairly large backyard with patio. I was not sure if you charge 2 people the same nightly fee as 6 since they are using the full house too. Also, I did not include the cleaning fee since we were doing the cleaning. Does anyone feel like sharing some advice to a rookie 🙂 ?

hi, I live in the house that we Airbnb out . we live downstairs in the mother-in-law suite which it has a separate entrance so sometimes we see our guest and sometimes we don’t . and we also clean it but I charge a cleaning fee because I have to clean it so I might as well get paid and also I occasionally have to hire someone to clean it when I’m not available so that’s why I charge a cleaning fee. I do not charge for extra guest my perm allows me up to 10 people. I have a three bedroom one bath home in Nashville, Tennessee. But I only allow six people because it’s only got one bathroom.

you can use the search function there to understand how to add a cleaning fee and how to add charges so you charge extra for additional guests .
