Hello Community centre,I need help urgently,where can I change my listing price I think I made a mistake few months ago while trying to list my BnB,like when people want to book the entire place it gives them the same low amount to pay even if they add more people, please help I'm new here.

@The-Pearl-BnB0 basically from your calendar. You can add a fee per person per night after x people

Go to setting scroll down to( guest fees)

Then you s set how many guest you allow for the standard night of it 2 or 3 or what ever you choose and the you set a fee for each guest per a night or a stay it's your choice as to what you want to set depending on popularity in your area. Hope that's helps it's easy.

You can either price your listing as compared to other similar listings that have 10 guests, or add an addl guest fee after so many guests.

I suggest you price your listing to compete with other properties in your area that can handle 10 guests with the same number of  beds/bedrooms/bathrooms and amenities. You can also use price tips in your calendar to get an idea how to price the listing.

Many guests don't like to see addl guest fees, so it might be better to price it for 10guests, but that is up to you.

✔️On Desktop

1. Go to airbnb.com and log in.
2. Click on Menu (≡) → “Your listings.”
3. Select the listing you want to edit.
4. Click “Pricing and availability” on the left sidebar.
5. Under “Pricing,” you can:
   
• Change your base price (the nightly rate).
• Set weekend prices.
• Add cleaning, extra guest, or pet fees.
• Adjust weekly/monthly discounts.
6. Click “Save” when done.

✔️On the Airbnb App

1. Open the Airbnb app.
2. Tap “Profile” → “Switch to hosting.”
3. Tap “Listings.”
4. Select the listing → tap “Pricing and availability.”
5. Under Pricing, choose what you want to edit:
   
• Base price
• Custom nightly prices (you can select specific dates on the calendar)
• Discounts or fees
6. Tap “Save” after changes.
