Primary Host

I  am the sole owner of a property and I have a manager who listed it along with 6 of their properties, they are the primary host. I’m listed on my property as a co host with them.  As Primary they are taking 100 percent of the revenues and sending me my 80 percent minus cleaning and expenses

 

The way it is now can we change it to Airbnb paying 60 percent to me and 40 percent to her or do we need to change our host status ?

 

can we seperate out my property from her properties and keep the reviews ?

I'm a cohost and would never set up a listing under my profile as the main host.

 

The listing should have been set up under your profile with the cohost added as a cohost. This is so that you get the reviews and ratings and if you no longer want to work with the cohost you can manage things yourself or get a new cohost without losing all your reviews and ratings .

 

1 As the cohost you are paying to advise you should have told you - you will lose all your reviews if you change the listing for it to be under your name

 

2. yes of course you can pay the cohost whatever you want but why do you want to double what you pay them?

 

 

as you can see both your listings are getting what airbnb sees as very low reviews for key areas like cleaning and accuracy . What is your cohost doing to work with you to address these issues that guests have complained of? 

Personally I would start again under your own profile .

My problem is now trying to remove this primary host,  I own the duplex and she is not paying me all my money.  Airbnb has been really difficult to deal with as their are no US reps and they really don’t know how to facilitate my request to remove her. They are telling me only she can make changes. So she basically highjacked my property

What a terrible situation and why she should never have been allowed to set up the listing in her own name .

 

Airbnb can't do anything to remove her  because you allowed her to set up a listing for your property under her profile @Lisa8619 

In your situation I would inform her that as she hadn't paid you the host fee  in full since xxx you and she isn't providing a good service to guests you  will no longer be accepting any further guests who have booked with her from  immediate affect .

 

Set up your own listing straight away  and start to take your own bookings .

 

Use the contract you signed with her to provide cohosting services to take her to court  for the money she owes you in unpaid  fees.
