I host 5 properties, one of which I own. Should I invest in property management software to manage them? If so, any suggestions on the best one?

We don't use a PMS at the moment, but there are tons out there. You'll have to do you own research on what features you want/need. Are you using a Dynamic Pricing Tool as well? Keep in mind the integration between the PMS and your pricing tool and if there might be issues with that. Some providers make more sense with large number of properties and others work better with 1-5 properties.
Also, some provide a Direct Booking Site as part of their package (for a fee of course), and that may become more important to you based on the current environment with OTAs. Lots of YouTube videos about different PMS providers. Some of them are sponsored, so keep that in mind.

OwnerRez
Tokeet
Smoobo
Uplisting
Lodgify
Uplisting
Regardless of choice, make sure you check all fees (onboarding, booking engine, Stripe/processing fees), and schedule a trial/onboarding session to evaluate usability and support. It can be a pain to connect to the platforms and then disconnect. Some PMS providers have issues with Vrbo integration, but no issues with Airbnb. Not sure about Booking.com.

Be aware that once you connect to a PMS you will be moving to the new 15.5% single fee structure instead of the split fee.

Hi @Grace1408! That is correct. I own one of the properties and am listed as the primary host on the others. I think I’m going to start with Hospitable for now. I’ve had “network” issues with VRBO and would prefer not to use them, but I do get a few bookings through them 🫤.

I’ve been using Beds24 for my listings and it’s been working great so far. I like that it’s flexible and syncs smoothly with OTAs once you get used to the system.

Take your time exploring it — once you get the hang of the setup, it really helps simplify multi-listing management.
I also learned a lot by testing different settings and seeing what works best for each property.

For example, software like TurboTenant offers a free tier for smaller portfolios and covers listing, screening, online rent payments and automation. * The key is choosing one that fits your scale and budget — you may not need enterprise features aimed at hundreds of units — but nothing wrong with starting now while you’re still small and growing.
