I have a professional espresso machine

Home theater 

Tons of amenities 

Pool rattan basket for breakfast in the pool

Comfortable space for 40+ people for a gathering

Comfortably sleep 11

Big screen TV in each room 

Bidets in all bathrooms 

Hot tub jacuzzi 

Washer/dryer

Pool with loungers 

Fire Pit 

Garden

Fruit trees 

Grill 

 

And adding a EV charger as well as a home gym

 

I really want this to be marketed as a luxury property, but I know that during off season it's mostly locals who are booking. 

 

My question is, is it better to list cheap (with discounts, last minute discount 10-20%) than not rent at all?

 

For those with luxury properties, is that a viable strategy? 

Even if I don't get as much as I want, renting cheap, is better than not renting at all. 

 

Any feedback?

I agree - as long as you get booked at any rate higher than the costs associated with that specific booking, you're making a profit and staying in business.

 

Unfortunately, when it comes to accommodation, many hosts here agree that a bargain price can sometimes attract a lower quality of guest. For a large property, my biggest concern would be the party risk.

Your business depends on whether you're welcome in the neighbourhood (in the photos it looks like there may be neighbours within earshot).

 

It's a tough call to know by how much one can lower the price without running into trouble. One idea for off season, would be to try to rather use a per-guest fee and make your pricing competitive for smaller groups only, while keeping the extra-guest fee high (a small group greatly reduces the risk of neighbourhood complaints). On the downside, this still puts you at some risk of someone booking for fewer people than the actual guest total. Off season is difficult.
