Hi @AZ-Housing0,

Your place is nice but possibly relook at your pictures again as I noticed things that would concern me.
-The hot tub looks to be in disrepair with panels off/displaced

-Back pack or computer on the couch

-The shower curtain not up but on the vanity

-Beds in some pictures not properly made

-boast large deck though you are not really showcasing it. 
-What does it look like from the front

-Talk more about why I would chose DelRay? Speak of the neighborhood more. 
-Give exact time lines to places of interest. 

-biggest thought is a minimum of 30 days when I put in a week. In my world I would not be able to get such a large group to stay so long. I would suggest lowering your minimum days to start getting guests in. 
I relooked @ the pictures again. Possibly consider a professional photographer. 
Few of this minor fixes could make your place really stand out.

@AZ-Housing0  Why on EARTH would you try to cram SIXTEEN guests into a three bedroom home???? 

It's a really bad idea. I see pictures of rooms with multiple beds in them- two queens or kings in the same room? No adult wants so share a room like that. I'm not sure why you think a high capacity is better. The whole set-up is a recipe for disaster. Way too much wear and tear on your home with 16 guests, and likely to attract parties. 

 

Make your guest capacity 6-8, if you have a sofa bed or similar somewhere. Take the multiple beds out of the same room (obviously not the twins). 

 

Take better pictures. Clean the house before you take them, and put everything it its place. Don't leave things like shower curtains, a roll of paper towels, and a piece of metal roofing lying around. 

Use the CAPTIONS to describe the rooms and the house. Change the title of your listing. And the kitchen doesn't look updated at all.
