Guys, one of my houses must be one of the 5 most rented among the houses for more than 16 people on the coast of São Paulo Brazil.
In the last 3 years, I had about 95% of rentals on weekends, that is, at most 2 weekends without rentals in the whole year.
I noticed that after May, when I had 100% of weekends rented, my demand dropped dramatically and I only have the last weekend rented in June and only 1 scheduled for July.
Comparing to the last 2 years, I had 100% of rentals on weekends in June and July and a few more in the middle of the week. I don't understand what happened because my average rating remained the same and my price increased only 7% compared to last year.
In the last 3 years, I was a superhost part of the year and part not, but I didn't notice any change in demand because of this.
In April of this year, I lost my superhost rating like last year, but the average remained the same, close to 6.7.
I tried to see the performance of some old competitors and it seems that they were not doing well either.
Has anyone else noticed this abrupt drop in reservations since the end of May?
Do you have any idea what might have happened since the average is the same and the price is practically adjusted for annual inflation?
