Single fee v Split fee

Who decides whether the fees are single fees or split fees?

I understand that the single fees are deducted from the overall cost and paid by the host but the split fees are paid by both the guest and the host where the guest pays a much larger fee than the host.

It depends on where you are.

In some countries the "host only fee" structure is obliged by Airbnb, in other countries you have a choice.

 

When using an third party management system (PMS) the "Host only fee" is always obliged.

 

When using "Host only fee" you have to increase your prices with the fee percentage to earn same amount of money.

 

On "Split fee" structure the host pays 3% (+ VAT) and the guest is charged approx 17,5 % (incl VAT)

(on "long term stays" the guest is charged approx 14% )

You're based in the UK so the single fee commission of 15.5% will be mandatory as of June 22nd 2026 but hosts were given the option to opt in earlier in an email you should have received.

You'll need to amend your prices so that you're not out of pocket for any upcoming reservations.
