Tips for new listing

I just launched my new listing, but from tomorrow my calendar is fully empty. If anyone has some advice on the listing I would appreciate it. Thank you in advance. 🙏🏽

First part of the description is changed into bullets. Maybe it is nice for them to imagine and learn a little more before deciding. When I went to one unqiue space I decided only for them because of their description and the area above the house. I wanted to mirror that a little. But not sure if that is the way to go for now. 

Changed the prices for now a little to get it started a little faster!

Hi Marvin the listing looks lovely and I am no expert on African listings but I looked at your competition and some have pools and are lower priced. Your price could be the issue. I always tell my mentees that any new listing they have needs to be priced just under their closest competition. For each listing you need to get good reviews and to get reviews you have to get booked. 
I would suggest some custom discounts especially where you get the strike through on your price and extra marketing. 
possibly the new 20% discount for guests with a score of 4.8 and above. I find this gets results. 
I’m not sure if it’s normal to not have aircon but I notice that you don’t and guests lately have been demanding Aircon even in temperate climate listings. (I am in Tasmania) Is it possible to install? As I said I am not up on listings in Africa, so sorry if this is a silly suggestion. 
So you need to check similar listings in your area and try to stay under them at least until you get some really good reviews. Good luck

I followed them all and added the discounts to get it started and lowered the price.

About aircon, it is common to have one here, since it gets very hot in the summer. Right now is the coldest time of the year and it is not too hot, we have a great air circulation in the house and fans everywhere, we thought the first 2 months would be fine without. We just had to renovate the entire house and faced more cost than expected we wanted to do this when the first few bookings coming in to add aircons into all the rooms. The cables and everything is ready for that.
