Tips on Improving my Airbnb Listing?

Hey everyone! I'm new to this & was just looking to get some feedback on my airbnb. Greatly appreciate any and all help!

Pricing Strategy: Check similar listings in your area to ensure your pricing is competitive. Adjusting prices based on seasonality and demand can also help.

Amenities & Details: Make sure all amenities are correctly listed and consider adding small touches like complimentary coffee, toiletries, or a welcome guide to enhance the guest experience.

House Rules & Policies: Clearly outlining expectations helps prevent misunderstandings and ensures a smooth stay for guests.

Guest Communication: Quick, friendly responses to inquiries and messages build trust and increase booking chances.

Are you using AI /a template to formulate your responses @Oksana127  - it just feels like that response could apply to many listings ? 

Yes, I do use AI to assist with responses—it helps save time while ensuring clear and informative communication. However, I always personalize my messages to match each guest's specific inquiry and needs.

Find your top 5 competitors and study their listings as if you’re taking a test. 
Your top competitors are the ones that offer a similar experience and their calendar is full. Make sure you read their reviews because you want to know what their guests love about it. You’ll also want to try to learn who is their typical guest and why. 
What makes your place more interesting or appealing than you competitors? Whatever that is, emphasize it in your listing. 
Know that (eventually) your best marketing will be repeat guests. Take care of them all as they come and go.
