Unable to Activate Smart Pricing

Hi. I wanted to look at Smart Pricing and followed the steps that are on the help sections

o turn on Smart Pricing:

1. Go to Your listings on airbnb.com and select a listing.
2. Click Pricing at the top of the page.
3. Next to Nightly price, click Edit.
4. Next to Smart Pricing, click the circle to turn on Smart Pricing.
5. Enter a minimum and maximum price.
6. Click Save.

When I get to 'Nightly Price' and edit, there is no option for Smart Pricing. The only options I have is to adjust the base price or to select the price tip. Please can someone tell me where I can activate Smart Pricing.

There might be a relation to integrating with a 3rd party tool. i was doing a trial with hosttools... then went to revert back to airbnb and noticed the button missing
