Upcharge for additional guests

We have a large home - 4 bedrooms: 1 King ensuite; 1 King, 1 Queen/twin; 1 Queen, 1 twin in sunroom - we can sleep 10 people in the home. I am wondering if we should be charging extra for more people? We are charging 290/night and 90 for cleaning - we are not really making any money.

 

I also use airbnb as a customer and have seen more and more upcharges for additional people (ex. 1 person was $410 for 3 nights and to add 3 more people, it was an upcharge of $245). I think this is too much personally.

 

However, the idea of charging for more than a group of 4 sounds like an option? In addition to raising the cleaning fees to keep that $ from being paid out of our pockets.

@Kimberly1380 . Take a deep dive into how your local competitor hosts are charging. Try not to be the cheapest or the dearest. You probably need a higher base charge per night for a minimum number and then can charge extra per person per night after that. That, or you start locking off bedrooms but that wont solve excess water and power.

 

Your cleaning fee options are less flexible on Airbnb (only able to adjust for length of stay, not per person) so it might need to be increased, or incorporated into base nightly rate.

 

Whatever you decide pricing should not be a set and forget, but regularly reviewed and adjusted for any peak or special events you may be able to charge more for.
