Why Is Air BnB Is Pricing My Listing Much Higher Than I Set?

Hello, hoping someone can help with this. I set my nightly rate to $250/night. Shortly after I got my first booking (yay!) but the price charged was $350/night. Additionally it charged $245 for cleaning fee, a Guest services fee and Occupancy tax. I then turned on dynamic pricing, hoping that it would update, low end I put $250 - $500 (high season in our area is very popular). Now when I find the ad on the search page it is listing for $650/night with discount to $590/night (I have the first three booking at a 20% discount rate, that is why it is giving a discount). I'm not sure why Air BnB is pulling the $650/night from? Any suggestions?

@Nicole2959 is it the Airbnb service fee. Usually it will add 14.2%+VAT to your prices.

Hello Nicole

 

Is the cleaning fee of $245 not correct?  The Airbnb service fee is calculated on the nightly price and any additional extras like a cleaning fee.
