guests breaking house rules

I have 6 guests in my house this weekend " Easter long weekend". Who initially had very good communication, He had 1 x 5* review and appeared to be a very good guest.

 

on arrival the guest had a dog, we don't allow pets of any kind  as they have always been painful. our property states this as a rule, we provided the guest with an extensive manual prior to his arrival that clearly states dogs are not allowed.

 

I contacted the guest on the first morning to say that the dog had to leave, he pleaded with me and we made an arrangement for the dog to stay under certain conditions. The guest paid a pet bond and a pet stay fee of $50. the conditions stated that if he broke these rules he would forfeit his bond and would be asked to leave with no refund available.

 

 

Almost immediately they were breaking the rules of allowing the dog to wander around unleashed. I let that go as the dog appeared good natured as was outside. At midnight they brought the dog into the house and kept it there till the morning.

 

In the morning I contacted the guest and told him he had to leave. He refused, He then  had his lawyer contact me to discuss the situation. One of his guests also exposed himself on my cameras just for fun.......

 

I contacted airbnb immediately on the first morning, they did not reply,

I contacted airbnb on the second morning and they did not reply

I contacted airbnb again and refused to be put on hold, i was told that as the guest had violated my house rules we could evict him however under airbnb policy he would be refunded any unused portion of his stay.

 

I am totally blown away that airbnb will refund a guest for an unused portion of the stay for breaking house rules. we cannot rebook the lost nights on a high season break.

 

we have had 1 to many stupid idiot guests and no support from air **bleep** and **bleep** at all so i am closing my account. i have blocked all future booking with airbnb until my current guests have completed.

 

I would suggest everyone look seriously at the potential losses with guests able to do what they like and how they like. our rules mean nothing.

@Sally438   This is awful and so disrespectful of your guest and I am sorry this happened to you.  Your listing is lovely and you have some great reviews.

 

What were your ‘pet rules’ and did you get the agreement with regards to them on the Airbnb Messages thread or was it just a verbal agreement?    Reading what you said above I understand that at a minimum you required the dog to be on a leash at all times and not allowed in the actual property itself?  In which case I would assume you required it to be kept in their car in which case a pet fee and bond would seem a bit excessive.

 

Regardless of the pet,  ‘exposure’ on camera is nasty and unacceptable behaviour on any level,  particularly if you have other younger household members who may see this.  You should certainly report this behaviour and if customer support are not responding then try to get it escalated higher up.
