I I recently listed my ocean front condo for 2 people in Provincetown mass and no one is responding. I don't understand why. Did I do something wrong? this is a very hot rental market in the summer months and don't understand because it says the listing is active?

@Bernard1014  What's with the purple lighting? Your photo gallery is really off-putting. Take normal photos in daylight- your photos make the place look like a dingy nightclub. 

Your description needs work. It is full of spelling and punctuation errors. You also haven't used the description categories properly. "The space" should describe the interior and exterior areas of the house, the layout, etc. 

"Other things to note" is where you are meant to mention things like the shared yard with the tenant in the nearby unit, if there are any things that you need to disclose, like the potential for noise, or any animals on the property, etc. That isn't the section to write a long list of what to do in the area.

I would also suggest that you upload a real profile photo. An anonymous grey sillouette doesn't  inspire much trust.

If you edit your listing, you may get more interest.

My granddaughter helped me edit my listing. Does it look a bit better now? I have a profile picture too.

@Bernard1014  Better, but as Mark said, still needs work on the photo gallery (you now have no photos of the living room at all and no bathroom photos) and bedroom furniture arrangement. It really looks like that bookcase needs to go so you can push the bed up to the wall where the bookcase is now. And if the bed is meant for 2 people, it needs nightstands and reading lamps on both sides of the bed. The nightstand  and lamp under the TV at the foot of the bed is a useless positioning.

Change the wording at the end about "complaints". And you should not tell guests to call or text you with issues- any  reported issues should be made through tje Airbnb meessaging sysyem, so there is documentation in case of a dispute.

That part should read, "Please contact us through Airbnb message during your stay should any issues arise so we can attend to them quickly. For emergencies we can be contacted by phone or text."

The price is $450,- a night for max 2 persons., the cleaning fee $350,- and the taxes for 1 week $577,-.

Summed up + the Airbnb "guest Service fee" maybe guests consider it too expensive ?

(almost $670,- a night)

Maybe setup a promotion (see calender if available) or provide one  of the different discounts (early bird, last minute, lenght of stay etc..) ?

@Bernard1014   I only looked at the photos but you need to redo them.  Presumably the holiday decorations are taken down.  Take the photos on a bright sunny day from a couple of angles.  It looks like that bedroom is tiny, this may be a reason, it looks like the bed is literally between two walls.  Your price of $450 a night plus $350 cleaning fee may be a little too high.

@Bernard1014  How does one use the bed?  It appears to be totally up against 3 walls. Also, your decor is a bit grandma trying to be modern.  Eclectic decor, when done well, will attract guests. I am not sure who your guests are.  How big is this cottage?  It is really hard to tell.

Remove some of the clutter, take really good pictures with good lighting and really describe your cottage. If you build it, they will come!

@Bernard1014  Why is the nightstand and reading lamp at the foot of the bed? That's really odd and serves no purpose, and the head of the bed pushed up against the bookcase it also odd. It seems like you need to rethink the whole furniture arrangement of that room.

@Bernard1014  Yes, it looks better but still needs more work.

1) Redo the first photo.  Your biggest selling point is that you are right on the water, so don't make the first shot a close up of the kayaks but make it either a long shot like you already have of the front going to the beach, or stand 1/2 way and make it a close up of the water.

2) You took out the living room shots but you need those, they only need to be better, no doilies, no xmas decorations and bright natural light.

3) I don't know if there is anything you can do to make the bedroom more inviting, flip the bed to the other side of the wall, the non bookshelf and maybe take the head board out completely.  The metal headboard reinforces the idea that the bed barely fits in the room.  I would try moving the bed around to find a better solution, and consider if you do flip the bed to either have no headboard or have a fabric one that would look more as it fit there on the wall.  You might also consider taking the bookshelf out or at least taking the bottom part out.  I'd also try to give the bedroom more of a cohesive look.  Maybe look at some photos of boutique hotels to get an idea what to do for such a small space.

4) You should research your prices and make sure they are not too high for what you are offering.  Waterfront is a big thing, but it still seems pretty pricy for the size and decor.

5) This is a purely personal preference, but if you want it to look more high end, replace the plastic chairs with metal or wood.

6) I'd change your title to 'Ocean front' and really play up this angle.
