lots of views, no bookings

Can you help, I've just restarted airbnb in my new house and am getting lots of views but no bookings, I've only listed for a week.

Many Hosts offer the same property but not duplicate different offers.  If 3 different offers for one property a Hosts first display of effort and commitment is the listing ad presented,

As a potential guest, photos should show me the Host is aware what tempts me and speaks to that in the cover photo and title.  I click then the description again has to speak to me that this listing takes into account why I am considering and a good buy.

Thank you for the comment. I watched several videos on youtube for advice, in particular Sean Razidzich, I used his tips, have had more views but still no bookings. I only have one shower room, so this may be a problem. Any way, we'll see what happens.

I will take a closer look tomorrow.  I do private and shared baths it is really identifying the targeted market.

You have to know first who intended market great photos are not the generic answer.  You have to dive deeper who ae you selling to why are  they looking and just like anything we buy as a consumer is there value to us as the consumer?

I know shared bathroom sounds daunting but I have done in Hawaii and now Buckeye AZ definite different markets lol.

Reading your description and looking at your map I am guessing there is a good contract employee market to be had.  I can see a Museum, which is a business that often brings in special employees.

If someone is coming in for a work assignment their buying mind is in a business mind set.  Cover photo should be room actually being offered for rent.  Usually longer stays so perks in the room which may be home for a few weeks.  Perks maybe expensive or inexpensive but keep intended audience in mind.  Transportation means that is usual like no one drives or everyone drives can you meet that desire.

Pricing-  Your probably going to fall in the middle of the rental world mid=term rentals.  Pricing for those rentals is also in the middle.

Use the Airbnb New Host Discount. Just be aware your pricing may have to afford that discount a few weeks.

A shared bathroom for business renters.

Cleanliness big awareness should be displayed.

Use is morning before work and evening after work.

In Hawaii not a concern but in Arizona I will ask about estimated work schedule and such because if there is a line to brush teeth at 7 am I have unhappy guests lol.

Hey @Clive159sounds like you’ve really done your homework. Besides Sean Razidizich, are there any other STR educators you’ve found especially trustworthy or inspiring? Would love to check them out—always learning as I go on this journey.

Hi Joseph, I just searched on youtube, watched several videos an dhe seemed pretty good. I don't know what an STR educator is, will have to look that one up.

Usually when there are lots of views but no bookings, it means guests clicked your thumbnail photo, but didn't like something about the listing itself. How guests behave is called the "Booking Funnel". It's wide at the top like a typical funnel and narrows towards the bottom where the guest actually books. You are getting views (top of funnel), but something is preventing guests from booking (bottom of the funnel). Sometimes the listing description isn't clear, the amenities are not what the guest is looking for, the price is too high, or the photos aren't good.

Suggestions

Took a quick look and a few things stood out to me:

 

Bed Coverings/Linens

Please make one of the two King Bed linen coverings a different color. This helps guests immediately identify there are two different bedrooms. Also, you are aiming to convey calm, quiet and restful when choosing bed coverings. Your current colors are pretty glaring (IMHO). Most hosts choose neutral colors without busy patterns for bed linens. Just be sure each bed has a covering that is slightly different; not the same color.

 

Title

Your Title should convey the best, most unique amenities of the listing. Only 35 of the 50 characters in the Title show on the thumbnail photo. Don't waste space on info the guest already knows. They already know it's a one bedroom (or two bedroom) from the subtitle. Airbnb thinks free parking is a big deal in your area, as they have highlighted it in the Amenities. Also, they can tell it's a victorian from the photos. No need to repeat that and give up valuable space in your title. Save the wording it is a Victorian for your description:

Missing Information

You are missing alot of information in different sections of the listing? For example, in the Amenities section, Airbnb says you don't have essentials like TP, Towels, Linens?

Suggest you review the amenities section and add every amenity you have. Click the (+) sign at the top and then All to get a list of possible amenities. Don't forget to add the info indicated by the pencil icon. I would also review every section on the Listing Editor and add the missing information. Click every square on the left side and a right panel will open up on the right side. Sometimes you have to scroll quite a bit down to see all the information in the right panel. I would definitely add info to the Neighborhood section about public transportation and add what you have in the description about what is in walking distance and what the neighborhood is like.

Hi @Bhumika , I don't think airbnb is going to work in my house, so will look at alternatives to raise some cash, thank you for your help. I think a lot of the clicks I did get were me looking at the opposition in my area.

My photo descriptions are a bit bland, not quite sure how to make them more exciting if even that's necessary.
