Hi @Matthew2411

Welcome to hosting! For pricing search Airbnb for similar listings in your area.

Offer a slightly lower rate for your first few guests to attract bookings and build up good reviews. But of course f
actor in all costs Include cleaning supplies, utilities, welcome gifts, laundry, and Airbnb’s service fee. Make sure you’re covering costs and earning profit.

Tips on being a good Airbnb Host

Describe the space, shared areas, and any quirks.

Respond quickly and politely. Confirm check-in details and answer questions before arrival. Download Airbnb App on your phone.

A spotless room wins five stars. If you’re cleaning it yourself, follow a checklist. If you hire someone, inspect regularly.

Offer flexible or self-check-in (with a lockbox or smart lock)

Add Small Touches, welcome gift will do.

After their stay, thank them and let them know you appreciate honest feedback.

@Matthew2411 pricing is something you have to experiment and try different approaches throughout the year. I would use pricelabs for dynamic pricing it will help with getting the most per night based on what is going on in your area.

If you want tips on being a good host, there are a lot of tips from different host on YouTube and on podcast. Start watching different host on YouTube and take notes. The biggest thing to remember, as a host you are in the hospitality industry, communication is key. Set up automatic messages, it will make life a little easier. This is not a hard, but it does require patience and a willingness to learn how.

Good luck I hope this helps.

Hello!  Very Cute property.

Couple ideas

Maybe highlight the kitchen area a little better in your photos, I overlooked the 1 picture until I read your description.

If no kitchen sink washing dishes in the bathroom is not fun highlight paper products provided.

It would be a great couple of weeks work stay.  Time creates laundry haha.  Make some offer of trading dirty linens for clean.  Look up where is the nearest laundromat add that to your description

You have a table outside but if we want to have coffee or dinner inside.  One of those rolling butler carts are great and tv trays that give a little table but then put away.
