Airbnb new regulations Los Angeles

my name is Manuel and I am super host.  I used to have three listings in L.A. as a renter with permission from the landlord, all doing great for several years. They were all shut down between November and December 2019 because of the new city ordinance on rent stabilized buildings. Like many others in my situation my finances have been hit pretty bad. I am trying to get back on track and find new non-rent stabilized apartments that I can rent and list on Airbnb but they keep asking me to register. I am wondering how you some hosts able to register their listing for short terms even tho they don't own the place.
