Well done! What changes if any did you do this past year to help your listing?
@Kathleen187 I removed the cleaning fee and just raised my prices a bit and that seems to have helped with bookings. Guests are appreciating it as well as I have heard some feedback from them about it.

I’ve only been hosting for six months but I’ve found keeping my price slightly lower than I could has brought in regular bookings and five star reviews each time in terms of quality of stay v price
That's an interesting tip @Anne14944 😉 Looks like it's been working for you greatly! Do you adjust the pricing during peak seasons or local events nearby? What is the peak season for your listing? 😍
At the moment we have one fee throughout the year to see where our highest demand is and then I think we’ll vary going into year 2
The approach of trial-and-testing sounds like a great idea @Anne14944 , do keep us posted on how it goes!
By the way, do you provide guests with welcome snacks or welcome kits? Do you share it as a surprise or have mentioned it in your listing description?
We have painted one of our walls in blackboard paint so I can write a personal welcome message for each set of guests.
I also provide a welcome basket to include some fresh baked bread and snacks such as cookies. I ask guests if they have any dietary requirements of fav treats and try to build a basket to suit personal tastes. It’s being received really well so far!

It's so amazing to read that you put in such great efforts to welcome guests Anne! One of our Hosts @Laurelle3 has a similar approach to provide welcome baskets for guests.
