Converting my garage into an airbnb

Hi, I’m looking for advice on converting my garage into a living space to host on Airbnb. I live in a three story house by the sea and our living and sleeping space is on the top two floors with an integrated garage, bedroom and en-suite on the ground floor. I’d like to convert the garage into a kitchen and living space so I can put the ground floor on Airbnb. Can anyone think of problems with doing this before I go ahead? Anyone had experience of doing anything similar?

@Rachel2296 planning permission, building regs and any restrictive covenants would possibly cause you problems. In addition I would leave a doorway (lockable) into the house so you qualify for the rent a room £7500 tax free income scheme. Finally there may by capital gains issues when you sell - you need to research these re the rent a room scheme.
