Hi, I am a host with a strict cancellation policy. I have a guest that book with me in June for 3months starting Sept to Dec. She is now requesting to cancel. I have arranged my schedule according to my guest 3 month stay. How are hosts settling on fairness to both parties since this is not covered by Airbnb Covid policy . I am in Los Angeles California. Any advise will greatly be appreciated. Thank you
Do not cancel the reservation for the guest, it will count against your superhost status. Tell the guest that she cancel the reservation online, and the cancellation policy will be applied. Please remember that she booked while is a pandemic and agreed with the cancellation policy, and you are not obligated to approve a full refund if she requests it. If you feel that the room will be booked again for the first month of her reservation, you can offer to send her refund if that happens.

This a long term stay, so the long term stay policy automatically applies (overruling any other cancellation policy set). The guest has the option to cancel the reservation (do NOT cancel it yourself) and the policy will calculate the refund (which in general means she lost her money for the first 30 nights, useally also the first payment), as explained here:

After cancellation you calender will be free for new bookings.
