Guest booked for 3 months, but leaving after 2

Hi all! So I have a potential guest who wants to book for 3 months, but asked me what my cancellation fee was if she needs to cancel after 2 months (she's looking to buy a home here). I told her to book for 2 and then see what happens - I don't think I should refund her money, since I will have had to turn down other possible reservations during the time I kept it open for her. Does that sound right to y'all?

If she books for 3 months Airbnb only take the first months money and then expect the guest to pay each month after that.

As such she could easily just walk away after 2 months. 

Airbnb are really not suited to long term rentals I am afraid.
