Guest communication

Hi,

 

New host here!  Question, we have a wonderful manager for our new air b n b home.  I have her listed as co-host on my listing.  I want to reach super host status ASAP.  Question for the group, who should sign the communications to the guest?  Me or my manager?  If it's her, does she tell the guest that she's the manager?  Does it even matter?  

 

I just really want super host status as fast as possible.

@Elaine-And-Cort0  I don't understand- you seem to have 2 listings for the same place, one new and one with 36 reviews that is marked "Superhost" That is the co-host's listing? .

 

You seem to be under the impression that Superhost status is something hugely important, which it isn't. Just concentrate on good service and providing a clean and comfortable listing and you will get Superhost eventually. 

 

Focusing on attaining or maintaining that status leads hosts to bend over backwards trying to please never-satisfied guests, overlooking unacceptable behavior, etc, in terror of a bad review. Which is exactly the point of it- it's a behavior modification tactic.

 

All the ratings and reviews will be with the account that the listing is under, which is yours. Who messages the guests is immaterial.

 

You might want to edit your description- you haven't used "The space" section correctly. That is where you are meant to describe the house itself, the rooms, the layout, the sleeping  places, the yard, patios, etc.

Hey @Elaine-And-Cort0  hope you’re doing well!

 

If your property manager is going to be the main person guests will be interacting with including booking guests in, responding to enquiries and requests to book and messaging guests for check in, and supporting on stay etc then you can make your property manager the primary host.

 

The listing remains yours, and fully under your control, but guests will see your property manager as their main host and will expect to be interacting with them.

 

That may well be easier for guests to understand, and will take less explaining from your side/property managers side about who is who and so on.

 

If you’re planning on doing the bulk of guest communication yourself then leave things as they are.
