I had 3 young guests arrive for their 3 day stay in a "Private Room in House" but while showing them around could smell marijuana in their breaths and one could hardly walk. After showing them their 2 rooms, they decided they did not want to stay any longer because they thought they were booking the entire home (for $35/n, plus $15 for each extra guest, mind you!). To be honest, I was relieved because they didn't look like they were likely to follow the house rules, in the state they were in - they ran over my flower bed and almost hit a sprinkler head! I informed them about the cancellation policy and what they needed to do to cancel their reservation. By the next morning, the reservation still had not been cancelled. I reached out to the main guest to remind him to cancel, as their reservation was blocking my calendar and preventing anyone else from booking. By the afternoon, it still hadn't been cancelled, so I reached out to AirBnb, explained the situation, but was told AirBnb couldn't cancel on behalf of a guest, but they could on behalf of the host if I wanted to issue them a full refund. I said no to a full refund, but was ok with 50% as per my moderate cancellation policy. Airbnb said they would reach out to the guest and invite him to cancel.
On the 2nd day of the reservation, AirBnb sent me the full payment as normal and on the 3rd day, the reservation still had not been cancelled. My question is, am I obligated to issue them any refund at all, even the 50% since their failure to cancel in time meant my calendar remained blocked thus preventing anyone from booking?
Thanks,
Peter
