Guest left early due to personal issues

I had a guest book for 10 days , who lives local ish.  Needed Some time apart from partner.  I  went round today to change bedding . He says he is  checking out as partner and him are going their separate ways and moving back home . He doesn’t expect a refund as it was his decision to leave “his words “. Am I allowed to rebook the accm and if so how do I do it ? Is it allowed or not allowed AirBnB policy . Only been doing this 3 weeks .  If I get a booking I am more than happy to refund him for the nights he hasn’t used . I’m not sure I will get anyone as it week days only  left and it’s booked for the weekend coming .

If the guest isn't asking for a refund and why should he....there is no need to open up your calendar again is there you will get paid for the duration of the time the guest has booked @Tracy784

@Tracy784 But if you want to be nice then ask the guest to cancel. As long as you have a strict cancellation policy the guest won't get refunded and your calendar will open up. If you then get a replacement booking you can choose to refund your guest.

@Tracy784  Just tell him that you might be able to rebook the dates and would refund him something if you can, but that he has to officially cancel for the dates to open back up. If he doesn't care about a refund, that's even better- you've gotten paid for dates where you don't have anyone using up utilities and amenities, dirtying towels and sheets- lucky you.

 

Do make sure to have that conversation on the Airbnb messaging system, not in person or by phone. You want a record of him saying he doesn't expect any refund. He sounds like a reasonable guy, but you never know if a guest is going to change their mind and try to get Airbnb to refund them for some bogus reason.

Thanks for the advice all. He told me by face to face comms . Where as I don’t think he will , I  don’t want him doing a double take , I need to protect myself . I need to have a look at my cancellation policy. As everyday is a learning day at the moment . My thoughts are as Mick-And-Jane0 said if I get another booking I would be more than happy to give him a refund . Also like Helen3 he’s paid till the end of week leave it as it as I’ve still got paid. I will contact him and ask him to say he’s leaving vi AirBnB for  starters. Give me more time to clean it 😊
