HOA minimum age

So, I realize there is an Airbnb anti-discrimination policy. However, our HOA does not allow singles under age 25 (it's a condo on the beach in PCB). On other platforms, I get a signed rental agreement back from the guest with a copy of their ID. I also advise that their ID is also checked at the gate by security.

My concern on Airbnb is springbreakers renting, but then being turned away when they arrive.

How should I address this?
