Thank you for reaching out and offering the opportunity to join your forum. It helps knowing there are so many resources, including other hosts, available to new Airbnb hosts. I am very excited to start hosting guest stays, but I am also seriously nervous. With one week to go before my first guest checks in, my fingers are crossed that all goes as I've planned in my head. Lol. I think I've checked all the boxes to ensure my guests have a wonderful experience but I am also looking forward to the feedback I will receive to improve the experience.
As others have said, any advice is welcome!

Good morning Rebecca! Thank you for asking. So far it has been an wonderful experience. We have had 5 guest stay with all 5 star reviews. I had no idea what to expect from guest but it has been very pleasant and easy. With some of the reviews from guest I have requested to change categories to Luxe. Hoping this works out too!

It's being a wonderful experience so far, met with good people and some not respecting the property, I know that's part of the business. how do you deal with guest that defy the house rule, damage items and disrespect your property.
Lastly, how do you avoid potential guest that comes to do party in the property without disclosing same during booking, which is clearly against the house rule.

Thanks, we have had 5 future bookings, but no guests yet, officially available 10 days. It is winter and we are a beachside location so I understand not a high priority for people to visit.
I’m contemplating offering special deals for people who follow us on Instagram to book via AirBnB on the condition they write an honest review as I feel the lack of reviews may deter people.
Thankfully we got a booking for a portion of Schoolies/Leavers week from an older couple, which stopped the almost daily requests for teenagers to stay. Phew.
I find the special pricing method to be cumbersome. It requests the total price including cleaning fees, but then lists it as a daily price. Why not just ask us for the daily price and separate cleaning fees as is done for normal bookings?
Otherwise looking forward to our first guests and a busy Spring/Summer of guests.
