New to Airbnb

Hello everyone!  I'm new to Airbnb.  I was originally working with a large management firm who took care of my home and advertised it for short term rental.  My wife and I were not happy with the results and we decided to make a change.  Trying out Airbnb and hope to see better results.  If the community wouldn't mind checking out my listing and let me know what you think and what I can do to improve.  Thank  you!

First, I love Florida and hope to return there sometime soon, possibly this Christmas.  We tend to like going to Siesta Key.

I do have a few suggestions for you.  I think you have great photos BUT I question if they are the original photos as they are not quite clear when I look at them.  Maybe it is just me.  If you do not have the originals, you may want to get a professional photographer to come in and retake the photos.  This is important because photo quality plays an important part in the search results algorithm.  

The second thing I would change is the cancellation policy.  Right now you have FLEXIBLE which I would choose a more strict policy, at minimum MODERATE.  The reason for this is a guest can cancel 24 hours from checking in and receive a full refund and you would not receive anything.  Yes, your dates would be opened up but it is unlikely that it will get rebooked with such short notice.

Finally, I would change the check-in time to 4 pm.  The reason I do this is that it gives you, or the cleaners, an extra hour to clean if needed, especially if you have a back-to-back booking.  You never know if a guest might leave the listing messier than usual or sleep in and miss the check-out time.  You can always offer an early check-in if requested from the guest and it will look like you are going above and beyond if you can accommodate this.
