I've been hosting for a few years, doing minimum 30 day stays. I have a 60 day max just in case I get a challenging guest. Someone has just asked to stay for 90 days in my condo?They are new to Airbnb so have no references. What is your experience? Should I accept the three of them?
Have you reviewed your local tenancy laws? Generally, anything over 28 days becomes is considered a longterm rental and subject to tenant and squatter rights.
I also offer only long-term stays at my places in Atlanta. I've required a refundable security deposit payable via the Resolution Center from guests who don't meet the instant booking requirement of a prior host recommendation/positive review. You may also require them to obtain renter's insurance. It's quite affordable, and usually discounted if the guest purchases the policy from the same company that provides them other types of insurance.
