We have just started hosting on Airbnb and a family with one child and two infants has booked our property in a few weekends time.
We are on 40 acres, have a large three-acre dam which is accessible, and have a seven-metre diameter bronze fountain in our gardens which is surrounded by trees and a kitchen garden. It is also part of the landscape and is not fenced off in any way.
What are our responsibilities in relation to children accessing water areas which are unfenced on a rural property?
Make sure that the accommodation is safe for children, or warn guests about potential risks (preferably documented)
I would include information in your house rules about parents being with their children at all times when using your outside space and to be particularly mindful when near the fountain. @Louise804 and also include in your house manual and when you show guests around the listing.
I would consider setting an adult to child ratio, I like equal amounts, esp for 5 And under. Just to ensure you don't get families with large amounts of young children to supervise.
