Selling Property - Forward Reservations after Closing

Hi - I have been selling my AirBnb property and it was a difficult / uncertain market.  I now have an offer that will likely proceed but have forward reservations that are booked after the expected closing date.  What are best practices for handling this?  I am aware that I will be penalized by AirBnb for cancelling reservations and I would like to retain my positive review scores for future hosting.  I have seen a few options regarding co-hosting with the new owner or acting as a "property manager" for these few remaining reservations.  Thanks in advance for the advice!  

 

There is only one x one-month reservation that would be in this status.  Maybe a best practice is ask the guest to cancel with me and reserve at the same or lower price with the new host?  

 

This is an apartment in Mexico so no "unique" address tracked in AirBnb.

As you'll know, it's the host status that stays with you, not the property, but a willing (and good) new owner may be able to host the forward guests. The thing is, they'll get the cash for the bookings yet you can't guarantee their hosting standards. 

If you ask the guest to cancel, they'll likely be spooked when they see they'll lose their deposit (if not everything) based on your promise to make it right. 

If it were me, I'd chat this though with airbnb.
