One trick I use is to offer an early check in or a late check out OR in some cases both. A lot of guests can't take advantage of it, but it sets the tone for their stay. If my listing is ready to be enjoyed - why let it set empty. Our guest seem to appreciate it. It also give me a chance to message the guest with something generous and extra that takes very little effort on my part, but can mean a lot to a traveling family.
