@Tim2817 smart pricing is OK as long as you set the minimum price at a level you are happy with. With smart pricing on your extra guest fees won't be changed but will remain at £10 for each additional guest over 2.

@Tim2817 It seems to work fine when I simulate a booking. £50 per night for 2 guests, 60 for 3 and 70 for 4.

thanks, AIR BNB have advised me to make a request for money, but it seems it does calculate automatically?

It usually calculates automatically. With me, it works.  When I simulate it with your property, it works fine. Maybe a glitch?

Hi Tim

Have your guests actually added the extra person when they booked?

yes they have but I can t see in the charges if they have been charged the extra?

@Tim2817

You can see a breakdown of charges when you click in to the details of the booking, and can also see the number of guests on the booking. If it’s not correct, then click ‘change reservation’ and adjust it to the correct number. If you’ve got your extra guest charge set up properly, the booking will be recalculated to reflect the increase. Your guest must accept the change.

If it’s already showing the correct number of guests but not the extra charge, double check your settings. If your settings are correct, then it must be a glitch. They do happen. You can use the resolution center to collect the extra guest fee.

hi many thanks, it looks like this and the payout to me looks incorrect?

Guest paid
£75 x 1 night
£75.00
Guest service fee
£12.71

Total paid by guest (GBP)
£87.71

Host payout
1-night room fee
£75.00
Show breakdowns
Host service fee (3.0% + VAT)
-£2.70

Total paid to you (GBP)
£72.30

@Tim2817 That looks correct if it’s one or two guests. I see the nightly rate and the service fee. No extra guest fee. How many guests does it show on the booking?

@Tim2817 what looks wrong with your payout? Is it because it is reduced by the host service fee? Your calendar has different pricing on different days. Have you set this or do you have smart pricing on?

@Tim2817 smart pricing is OK as long as you set the minimum price at a level you are happy with. With smart pricing on your extra guest fees won't be changed but will remain at £10 for each additional guest over 2.
