I am seeing a pattern of receiving an Airbnb message saying guest has checked out (as much as 2 hours before the latest time allowed) and guest has not actually checked out. If this message is automatically sent based on a particular hour of the day or my checkout latest time, it is being sent too soon. If my guests are actively telling Airbnb they are checking out and then staying on the premises for another hour or two, I will feel authorized to enter the apartment even though they are still occupying it. None of my guests have ever stayed past my latest checkout time of 5 PM. There is no incentive for them to act like they are checking out earlier to beat my deadline but staying later because they are running late.

I've not struck that issue however do have the flip side of the Penny/ 2 cent coin.
Do you also receive the text alert saying 'Xyz is checking in today. Ensure they have check in details and that you're reachable in case any issues come up"?
It appears that txt alert may come via Thailand as it has this prefix https://air.tl
Those txt alerts have been arriving around 6 hours plus after the 3pm standard check in time, and well after my Guests have arrived, in fact I've received them after my Guest it names has checked in, stayed and departed from home!!

Please look into this and ensure it's fixed up.
We appreciate we are all in different Time-Zones and we all have our Time-zones of choice in our settings, Hosts as well as Guests where-ever we are in the world.
