Hello everyone,
Today, I'm going to explain how to create a profile and a listing for a client when they want you to take care of everything, and also how to use your referral link at the same time. Doing this is very practical for us because we have access to all the client settings to set up the listing, while being able to give them back control of their account and the listing at any time.
I wanted to show you all this in a fun way with a video, but it wasn't possible because I would have had to display information about my own clients, which are confidential.
First of all, you must ask the client for the following data:
- A copy of a valid ID card or passport that will be used later for identity verification. So you have the first name, last name, date and place of birth, and nationality.
- The address of the main residence if it is not in the property.
- Their bank identity statement.
- A copy of their registration number allocation if they are subject to it.
- Tax identification number if they rent as an individual, or proof of the legal registration of the business and VAT regime if they rent as a company. This will be requested later in the posting of the listing.
- 5 photos of the property to create the temporary listing before we take other photos.
The first thing to do is to create an email address for the client that you have access to.
- Open a private browsing window on your computer (usually by left-clicking on your browser icon). When you open a page like this, it doesn't remember anything or search your data. So you can have the client account open as well as yours at the same time. This saves you from having to log out of your own accounts.
- Go to gmail and click "create an account" or "Sign In".
- Enter the future client’s address, indicate that it is for personal use, then "next".
- Indicate the client’s first name, then his date of birth.
- Indicate a complex password, but not too complex to be able to give it to the client.
- If you are asked to send a text verification code, indicate your phone number and enter the code received. If you are asked for a phone number for the account, click "pass".
- As a backup address, put yours.
- Choose express configuration, not personalized.
- You are asked if Gmail can use your data, reject the proposal and confirm this choice on the next screen.
- Say you agree to the terms of use.
- Disable all "smart" functions.
You have created the email for the client.
Next, you need to create an Airbnb profile for the client.
- Go to Airbnb still in private browsing.
- In "login or registration", click on "continue with an email address", then enter the email you just created.
- Enter the first name, last name, date of birth of the client as indicated on his identity document. Then put the same password as for the email. Click at the bottom on "I do not wish to receive promotional messages from Airbnb". Then "Accept and continue".
- A verification code will be sent to the email. Retrieve it to validate.
- "Accept and continue" on the community principles.
- You are asked to confirm your phone number. Very important: at this stage, do not put anything and click "I will do it later".
- Put a profile picture, even if it is one of the photos of the accommodation and you are told that a portrait is required, otherwise it blocks everything.
The client has his profile. Now, you can put your phone number on the client’s account even if it is used on another account.
Now, we will use our referral link.
You must have your account open in a normal window and the client’s account open in a private browsing window.
- On your account, click on your photo at the top right, then further down on "refer a host".
- Copy the referral link.
- Open a tab next to the client’s account, in the private browsing window, and paste your link in the field for that at the top.
- If prompted, identify yourself on this page with the client’s account to log in.
- Send yourself a message to make contact.
- Go to your profile and reply to this message so as not to be penalized in the response rates.
- Go to the client’s messages, to your conversation, and on the right click on "Send a co-host invitation".
- The client is then asked to create the beginning of a listing for this. Enter the address of the property, give yourself full access to the listing, then send.
- Return to your mailbox, and in the right banner, click on “Accept invitation”.
You have created a pre-listing and connected yourself with the referral link. To check if this is taken into account, return to the "Refer a host" page and look at the bottom of the page if the client’s name is indicated.
Important reminder!
- Referrals only apply to entire properties.
- You must not link the listing to a management software or site.
- The bonus is triggered if you have a first reservation of more than $100 in the following 180 days.
At this stage, the listing is really empty. I advise you to finish the creation from the client’s account to avoid being blocked.
Don't forget to quickly put the client’s bank details on his account because it takes a few days for verification.
The account created belongs to the client who will have to verify his identity himself. Here is the message I send to the client:
"Go to Airbnb, and log in with the email (email created) and the code (code). It is the same code if you want to access the Gmail email created for you.
Once logged in, you will see a red warning that invites you to verify your identity. Click on it and let yourself be guided.
You must have a valid identity card or passport with you, and the possibility of taking a photo of yourself.
As soon as this is done, I will be able to put the listing online.
Your bank details have been registered on your listing and there will be a verification of the bank details by paying you a few cents. This is normal."
