I have been a host since 2016, I consistently earn super host and  99.9 % 5 stars. I can tell you the items in this article are important but don’t actually fix algorithms issues.
When I first started in 2016 I  had no idea what I was doing 
and my listing was clean safe and welcoming but definitely not competitive with professional host. iI still stayed booked . Around 2018/2019 airbnb changed their entire platform  by out sourcing all customer service overseas and it let go of tons of  customers service reps. 
it felt like a 90% drop in customer service. 

Additionally, when you first open a new listing the app gives you a boost no matter how ugly your listing is. Back in the day if you worked really efficiently to make sure guest are happy it set the tone for you listening . Now every time they change the app features or algorithm its  listings with excellent track records are reset to 0 but with absolutely no boost!’ So your listing naturally under performs up against new listings!

Airbnb kills listings with mid term guest that stay too long. 
Its like the computer doesnt realize that your listing is booked with one guest not inactive. 

2) Years ago a guest showed up to my 5’star listening walked around the building, then told airbnb they didnt want to stay.

To get their MOENY back on a non refundable 31 day stay, they complained a security camera that was off and covered (which was listed in the description) without 

speaking to me at all the Airbnb Rep blocked my listing and canceled their reservation & fully refund the scam guest! After 2 plus weeks waiting for in inquiry (luckily they still had managers in the us that were accessible) a manager told me a freeze  was on my account, unfroze it and automatically I was booking again! There was absolutely no notification of this freeze to inform me it existed ! Trust me the app has ways to stop, start and boost your listing its not always your “listing “ photos
