Airbnb Guests Vs Advertising

Hello all..My name is Karen and I'm from the USA. I started my Airbnb last year in November, had one guest that month. Winter caused unexpected plumbing repairs. Got those problems repaired and un-paused the listing and had 2 separate guest who gave good reviews. Our Airbnb is in a somewhat remote country farm setting but only 15 minutes to a couple of resort towns and some other quaint shopping areas, local Ozark events and a very peaceful setting. I have advertised with business cards, social media (Heritage House at Prim on Facebook), fliers, friends telling others and my own word of mouth everywhere I go. I have lowered the listing price competitively for the area as Airbnb Customer Support suggested and agreed that it was a good price, no cleaning fees, and also a 20% discount for the first 3 visits. One thing I am not comfortable doing is the self check in for people because of various safety reasons. I know that getting one more good rating would allow Airbnb to make our property more visible to the Airbnb site and I'm just having a hard time trying to find that one more person to stay and give a review! Airbnb Customer Support says that we have gotten a really good amount of views recently but just no renters. Anyway, first time posting and new at all of this so any help is much appreciated, even help on posting or what to follow on this site etc. Have done the physical work of getting house Airbnb ready and now trying to figure out the technical part and what makes it work!

What is the reason you offer maximum 5 nights stays ?

 

Your description starts with summing up things which are already visible elsewhere.

6 Guests: 3 Bedrooms is already underneath title, the beds are visible in the "where you sleep" section etc...

Maybe start a more welcoming and attractive description.

 

The price is the same for 1 or 5 nights (no discounts for longer stays) and is also the same for 1 to 6 guests.

Maybe consider some discount for longer stays and/or set lower base price for 4 guests and extra guest fee for guest 5 and 6.
