I believe that INSTANT BOOKING should ONLY be allowed for guests with at least FIVE positive reviews. Whenever we experience poor guest behaviour it's generally from new AIRBNBr's with one review who have instant booked. Then we spend at least two days clearing up and having to repair or organise trades to come and repair/replace and then there's expenses. Trying to get compensation is also a nightmare. And the Resource Centre drops out every now and then (spent four hours redoing the claim as everything dropped out).
