Some really good feedback shared thus far. Here's some additional feedback:
- agree wholeheartedly with the photo comments. You should invest in some professional photos - you can compliment this with your own photos as well.
- agree with the comment about the main image. I would put an exterior photo of your RV first. With the water being the first image it makes me think the water is more integrated into your offering and when I read further it seems it's like a mile away? For me, this was a bit misleading and that is something you should try to avoid. No problem to include the photo of the lake but when it is a primary photo it gives different prominence.
- about the bunk beds - instead of listing them as "bunk beds" you can just list them as individual beds. So list them as a twin, or whatever it is. This should resolve the 10 bed issue and is more accurate. In our case we have three bunk beds, each is a twin over full bed. There is no way to indicate this as a bunk bed so we list as three twins, three full beds and by photos and other description it is known that they are in a bunk bed format. If that makes sense. In my opinion, it isn't necessary to qualify the frame of the bed (like it is done for a bunk bed). We don't list the 'frame' for our king or queen beds so in that respect it is aligned.
- I would add more exterior photos of the location that the RV is parked, and include the RV and whatever exterior amenities that are relevant (out door furniture etc).

I actually did my own for now because I am on a budget just trying to get this up and going. I think they look pretty good especially when I compare them to a lot of the other pictures I've seen on other listings. Could they be better? I'm sure as I know photographers may bring in other lighting, possibly add some more decor. But I honestly wanted to show my potential visitors exactly what they are getting so there is no misleading. As an Airbnb traveler myself, I have seen pictures that did not align with what we were getting because a professional came in and snapped the pictures.

I like it and it’s beautiful…but I would put more photos of the nature surrounding the RV. That’s what I’d be interested in. The sentence beginning with “Out of…” is a little awkward. Honestly, ChatGPT is excellent for these types of blurbs.

The acearge we have the RV on is just starting to sprout grass that we planted so its not really anything to post in my opinion yet except it's also secluded with woods around us. But I could definitely add some more photos of the local springs that is advertised in the description. And I can try the chat GPT as well. I am excited to report we already have our first booking !

I highly recommend getting professional photos taken, it really makes a huge difference. A good photographer can make the space feel more open and inviting. The cost is usually around $150 to $250, and it’s totally worth it.
Not sure if you have Smart Pricing turned on, but from my end, every weekday shows the same rate. You might want to check comparable listings to help set your minimum stay and base price. Let me know if you want help with that!
Also, your featured photo is currently a picture of a lake, but it might be better to use the RV’s best angle as the first photo to catch people’s attention.
I noticed you have 10 beds listed but a maximum of 6 guests, which might be confusing.
Where is the RV parked right now? Will there be parking available nearby? Is it free or paid? If you’re listing 10 beds, guests might assume it sleeps 10 people, which usually means 2 to 3 cars. It’s a good idea to clarify if there’s enough parking.
Lastly, can the RV support 6 to 10 people using water during the same stay? Like for showers, washing hands, or dishes I’m wondering if the water tank can handle that usage or if guests would need to refill it during their stay.
It might be helpful to include this info in the description so expectations are clear.

The 10 beds thing I can't seem to figure out how to correct. I called AirBNB and they said the reason the AirBNB AI captured it that was is because when you say bunk it counts as 2 beds, I didn't know that so I stated 3 bunk beds so it is counting too many. I asked how to correct it and the only advice I got was to inform the # of beds in the description. If you know how to fix this I am all ears.
We have the RV set up with constant water flow and open drain hoses directly to our septic. So there isn't a need to worry with filling water tanks. It's set up just as if we had it in an RV park. It's hard to put all the RV descriptions and functions within the description when I primarily am selling our awesome location which is just a mile from our extremely popular springs here in our area, so that's my primary focus. As far as parking I listed it as free parking on premises. And plan on giving further instructions 24hrs prior to arrival.
And to address pricing I selected for weekends to be higher than weekdays but if you aren't seeing that please let me know. And if you have directions how to change each day of the week for pricing let me know that too! Lol thanks so much for all the great insights

Just a small suggestion regarding the photos – since that's the first thing guests notice, I recommend updating them to better reflect the setup. For instance, you've mentioned there are 10 beds but the listing says it accommodates only 6 guests, which feels a little confusing. Clarifying that visually would really help.
Also, while the nature shots are beautiful, it would be even better if you could show the nature with your camper/RV in the frame, rather than separately. It helps guests get a real sense of the experience. Choosing your best, most representative photo as the cover image can also attract more bookings at first glance.
I noticed you’ve listed several bathroom amenities, but they’re not visible in the photos. The same goes for cookware and utensils. Including those in the images builds trust and helps guests feel more confident about booking instantly.

I addressed some of those things in my response to Kevin. I can look into editing photos again to see if that helps but was advised to list # of beds in description by AirBNB which I rather it just be reflected in the original listing. If you know how to get the platform to change please let me know

@Sheena167 I think it looks good! I would definitely trick the outdoor area out with seating, tables and lighting. The very last pic in your reel is very blurry, would remove that. You don't have a lot of pics so maybe add some additonal pics of the attractions you have listed in your guide book.
