Introduce myself
Hello I’m been with Airbnb for a few years now and I will be purchasing a new property that I will hopefully be listing very shortly. I am looking for all the information I can get for a successful listing. It is going to be in a fishing and boating community of Florida on a small island off the coast of Cape Coral. It’s the perfect location for me too since I love the outdoors, kayaking, biking, fishing etc. I love dogs and bring my fur baby everywhere! I am a grandma of four beautiful grandchildren. I am starting out on a new journey after retirement. Looking to learn as much as I can here too! I have been doing a lot of research as I would love to be able to grow my Airbnb business.

Hi @Sue2668 , a very warm welcome to the Community Center and many congratulations on your new Airbnb property!
Are you planning to market your place mainly as a family-friendly retreat, an outdoor adventure (since there are many activities to do around your listing) , or something else entirely?

Hello @Bhumika that’s a good question? What do you think? It is either really could be a quiet get away or an outdoor adventure. I offer a free boat dock too. So renters can bring there boats and dock along side the condo. It also has a pool tennis courts bike trails kayaking fishing and paddling boarding. A lot to offer so I need all the help I can get.

@Sue2668 , while I am not a host myself, I think this is a question some of the experienced hosts can help us answer 😉
Hi @Shady2 @Bob297 @Cindy1764 @Graham490 @Montana20 @Dana225 , do you think there's a specific niche that can work to market @Sue2668 's listing? We would love to hear your suggestions!

Hi @Sue2668,
Congratulations on the new property, that sounds like an amazing location with so much built-in charm. A small island, boating community, kayaking, fishing… you already have a strong niche without even trying.
A few suggestions to help you position your listing successfully:
1. Lean into your niche
Guests who love the outdoors, boating, and quiet retreats are your natural market. Highlight access to docks, boat rentals, fishing spots, kayak routes, and sunrise/sunset views.
2. Tell your story
Many guests connect most with why a host chose their property. Your love of the outdoors, your lifestyle, and even mentioning your fur baby-friendly vibe can help create emotional appeal.
3. Show local knowledge
Create a strong guidebook with the best fishing spots, kayak trails, beach access, dog-friendly areas, and local seafood places. This becomes part of what guests "buy."
4. Photography matters a lot
Capture the outdoor lifestyle your guests are seeking. Water views, dock access, gear storage, nearby nature, even a guest enjoying coffee outdoors can set the tone.
5. Think seasonal marketing
Fishing tournaments, boating season, snowbirds, family holidays, each season offers opportunities to tailor your listing and pricing.
6. If the property is new, start with competitive pricing
Just for the first few bookings to build momentum and collect reviews quickly.
You already have an advantage because your area appeals to a very specific kind of traveler. Once you frame your listing around that lifestyle, the right guests will find you easily.
Happy to help further if needed!
