Introduction
Hello I am Rose from North of Atlanta Georgia, originally from Canada. I am a new air bnb host and going through the learning curve. My first guests already disturbed the neighbors so it was a bit of research to try and avoid that again. I will be be especially open to families in the future and looking for good reviews for groups of people. I am also planning on getting a noise meter I think that is a brilliant idea. I am sure it will be a while to really understand the ins and outs of being a good host but ultimately it has to be more about giving your guest a great experience with the money being secondary. My interests are many but I hope when I visit my Villa in Portugal it will be during the Medieval Days in July and I am looking forward to taking up a local mosaic class. Is there a way to give/get discounts with other hosts for your properties and theirs?

I fully agree that it takes time to figure out how to control a particular risk, and it's not necessarily the same for each property. You could look back to see when this booking was (season/time of week) and how long it was for - sometimes managing those factors is a good start (for example, for some properties in some seasons, you could reduce the party risk by setting a 3-night minimum over weekends).
As for your question about discount, can you explain a bit more what you mean? If you're looking to swap nights with other hosts, that's not a possibility on Airbnb.

Make sure your listing includes firm but friendly house rules such as:
- No loud music or parties
- Quiet hours (e.g. 10 PM – 8 AM)
- No unregistered guests
- Respect neighbors and shared spaces
Add a friendly reminder in your welcome message and again in your house manual.
A 2+ night minimum deters party bookings. Avoid last-minute one-night bookings on weekends.
