Good morning and Happy Friday,
My last day hosting on Airbnb will be 10/17. I have decided to go full rental with 1 person than dealing with the hospitality industry and many people. Although Airbnb was okay, the guests, refunds for damage and some of the not mentioned issues have driven me to bow out for the moment.
I was only on Airbnb for 9 months and it has shown me how people are from a different lens. Some are nice and others are just nasty. I wish everyone Much success with their Airbnb properties and journey on the platform and with guests.

Yes, an unfair review like the one Angela wrote you, which Airbnb refused to take down, is one of the faults of this system that demotivates hosts. I am sure you still made some good memories along the way.
One of the important questions, in my opinion, is whether in these 9 months of hosting you generated profit, not income, some very experienced hosts here unfortunately confuse the two, that is higher than what a long term rental would bring. If it is similar or only slightly higher, it might still be worth hosting here. If not, a long term rental could genuinely be the better choice.
Still, consider suspending your listings rather than closing them permanently. It gives you the option to explain why you chose to step away from Airbnb, which I think is important, though I would not count on anyone at Airbnb actually reading it.
You never know, maybe one day you will return to hosting here, even periodically, and it would be a shame to lose reviews as good as yours.

@Kia780 . Thanks Kia. Hosting can be full on. I have listings which have alternated between long and short term rentals over the past 5 years. During that time I have kept my state license renewed for a nominal fee and the flexibility has paid off.
When an owner wanted a longer lease I simply blocked the calendar rather than de listed as @Guy991 mentions. You can have less than ideal tenants too with more wear and tear.
It also means I have kept all the listing reviews plus the owners dont have to worry about a tenant trying to sublet illegally as the host profile is still active at those addresses.
